Guest Agreement
Occupancy: State of Florida limit the maximum number of people allowed to occupy a specific residence. The maximum number of people to occupy a residence overnight is as follows: 2 bedroom - 4 people; 3 bedroom -6 people; 4 bedroom -8 people; 5 bedroom - 10 people; 6 bedroom - 12 people. If this limit is exceeded, parties will be evicted from premises with no refund or rebate given.
Cancellations: All cancellation must be in written and received in our office at least 14 days prior of your arrival date to avoid any cancellation charges. If written notice is not provided within the required number of days as stated above, you will be charged a cancellation fee of one night penalty for stays less than 7 nights and two nights penalty fee for stays 7 nights or longer. The reservation will not be considered cancelled until you receive a written acknowledgement.
Damages: Aside from normal wear and tear, you will be held responsible for any damages to the property or its contents during your vacation residency. A $200 damage deposit is mandatory for each home booked. We ask that you please notify us promptly if any items in the home need the attention of our maintenance department.
Keys: Lost keys should be reported to our office immediately. There will be a $25.00 charge for key replacement.
Emergency Repairs: Should air conditioners, appliances, etc. malfunction, every effort will be made to have them repaired as quickly as possible, but we cannot guarantee that an interruption of service will not occur. No rebate or refund will be given for circumstances beyond our control including inclement weather. Service requests called in after 5 PM will be handled as soon as possible but may not be handled until the following business day. Non emergency maintenance calls will be taken care of on Monday during normal office hours.
Maintenance: It may be necessary for us to enter the vacation home during reasonable hours for any purpose connected with the repair, care, and general maintenance of the unit. We will try to notify you in advance whenever possible.
Pool Safety / Pool Heater: There are no life guards. Children must be supervised by parents at all times when using pool facilities. Pool Heat must be requested in advance at an additional charge, please, contact our office for details. Not all pools are equipped with pool heater.
Substitution: Circumstances beyond our control may result in your confirmed unit to be unavailable and AVH will be required to substitute comparable accommodations. You will be mailed a check in package two weeks prior to arrival. The package includes directions and check in procedures.
Home Furniture/Decoration: Each vacation home is privately owned and furnished and equipment to meet basic vacation needs. No two homes are the same. AVH will not be responsible for providing additional equipment or furnishings.
Pets: No pets are allowed in any of our properties. You will be requested to vacate premises without refund if pets are brought.
RV/Oversize Vehicle: Motor homes, travel trailers or boat trailers are not permitted. The Homeowner Association rules and regulations prohibit all vehicles except standard size from parking in these neighborhoods.
Personal Belongings: AVH is not responsible for any personal items left in a unit. If LEFT ITEMS ARE FOUND AND WE ARE requested to pick THEM UP and mail items to you, you will be responsible for all shipping and handling charges.
Cleaning of the Property: All properties are professionally cleaned after guest departure. Should additional service be required due to negligence or abuse a minimum charge of $50 will be assessed against your security deposit.
Your neighbors: Your neighbor may be a full time resident and not on vacation, please comply with the rules and regulations of the neighborhood and conduct your actions in a neighborly manner.
Our Right: We reserve the right to withhold deposits, revise rental or discontinue occupancy if, in our opinion, tenant is detrimental to premises. The agent's first responsibility is to protect the owner's property.
AVH, as agent, and/or owner (s) of the individual Rental unit shall not be liable for any damage or injury to tenant or to any other person (s), guest (s), or to any property occurring on the premises or any part thereof; and tenant agrees to hold agent and owners harmless for any claims for damage, no matter how caused. Agent and/or owner will not be held responsible for acts of theft or vandalism or other damages to tenants' personal property (or guests).
